The Destination Medical Center initiative has poured billions into the core over the past decade, and alongside Mayo you'll find IBM's longtime Rochester campus, Olmsted Medical Center, Hy-Vee's regional footprint, and a deep bench of research, engineering, and healthcare employers. The result is a small city that punches far above its weight: roughly 120,000 people, an international airport (RST), real culture and dining, and commutes measured in minutes rather than the hour-plus grind San Antonians know from I-410 and Loop 1604. Families settle into distinct, established neighborhoods that locals name without hesitation — Pill Hill, Kutzky Park, Slatterly Park, Bamber Valley, Elton Hills — each with its own character and its own moving-day quirks.

Those quirks are real, and we scout for them. And if you're landing in one of the downtown high-rise condos near the clinic — the Berkman, Charter House, 501 on First — there's a loading dock and freight elevator to reserve and a COI the building manager will want before we roll up.

The honest trade versus San Antonio: you'll generally give up some square footage and that big flat Texas lot, and Minnesota's income tax is a real line item Texas doesn't have. But Rochester wages — especially inside Mayo and IBM — are built for it, property taxes tend to sit gentler than the eye-watering bills stacking up across Bexar County, and you gain things San Antonio homes simply don't have: basements (real, finished, storm-safe lower levels), mature hardwood shade, walkability, and a downtown you can actually use. That basement is worth flagging on moving day — it's an entire extra level of stairs and square footage that a slab-built San Antonio house never had, and it changes how we crew and price the unload.
